鄉下建地要買請問要如何開價?

最近買下一間中古屋，為了減輕未來的貸款壓力，打算把位於原台南縣的平房賣掉，

屋子因該有40年了，所以我想房子因該沒什麼價值，就地價上實價登錄只能查到一筆，但是地目是農地，

因我是三間平房的中間，鄰居很多年前就想要買下我家，才可以將三間房子打通(合計306平方公尺)，
公告地價現值
6,000 890 102.00

以這樣來看等於6000*102=61.2萬對嗎? 如果現在要開價要開多少才比較合理呢?

因為個人因素，無法刊登在591上或者請房仲賣(希望低調點賣掉)

請網友指點。
