英國7月房價創史上新高紀錄 嚇跑半數首購族

根據LSL房地產服務公司(LSL Property Services Plc.)(LSL-UK)與經濟諮詢業者Acadametrics周五(9日)公布的1項報告，上(7)月英格蘭以及威爾斯房價創下史上新高紀錄，主要係因受到倫敦地區內的強勁需求帶動，但首購族買房數量仍遠低於歷史水準。

根據LSL房地產服務公司(LSL Property Services Plc.)(LSL-UK)與經濟諮詢業者Acadametrics周五(9日)公布的1項報告，上(7)月英格蘭以及威爾斯房價創下史上新高紀錄，主要係因受到倫敦地區內的強勁需求帶動，但首購族買房數量仍遠低於歷史水準。

報告顯示，上月房價走升至史上新高的23萬2969英鎊(36萬1500美元)，因得到政府補貼買房計劃的政策支撐。

英國商務大臣Vince Cable對於幫助買房者的該計劃曾提出警告，稱其將激起房價泡沫。

LSL Property Services商務總監David Brown表示，低房屋庫存正致使房價膨脹，而被嚇跑的首購族數量亦達正常水準的一半。

LSL指出，房價自去(2012)年7月起已走漲2.6%，並創下今(2013)年4月以來最高年增幅度紀錄。然而，倫敦房價上升速度更快，年增幅度高達7.1%。

Brown並說：「供應吃緊且並無突然湧入的房地產進入市場，未來幾個月內的價格將走漲更多。分隔倫敦與其他英國房市之間的底線正在加深當中。」

LSL/Acadametrics指數則是根據英國土地註冊單位提供的完成購屋數據而成的。
