比價效益促漲 台內湖Q2房價年增14% 每坪57萬

【大紀元2013年07月22日訊】信義房屋統計，台北市內湖區第2季平均房價為每坪57.1萬，季增6.7%，年增14%。21世紀不動產內湖捷運碧湖加盟店長李忠郎表示，內湖區與台北市中心的房價比價效益，吸引北市和外縣市民眾來本區購屋，是支撐第2季內湖房價的主因。
信義房屋企研室經理蘇啟榮表示，內科源源不斷的創造就業機會，帶動自住市場需求，內湖已是台北市重要的住宅市場，房市每月的交易量都高居台北市前3名；此外，因捷運方便通勤上下班，也讓買不起大安、信義區的上班族選擇來此置產。
信義房屋統計，內湖區第2季交易量為1,503棟，季增18.5%，年增19.5%。李忠郎認為，雖同屬台北市，但內湖區與台北市中心房價，價差近2倍，而且有捷運交通便利，比價效應令外縣市想進入台北市民眾，及預算有限的台北市換屋族選擇置產內湖。
4月分實價登錄顯示，內湖區公寓產品共60筆成交物件，為當季各類型產品交易之最，以內湖路一、二段，成功路三、四段，及康寧路三段為主要成交路段。
李忠郎分析，這些路段剛好都是捷運沿線，集中很多屋齡20、30年3房公寓，每坪約40萬至45萬，總價1,500萬至1,800萬即可入住，且交通便利、低總價、實用面積大。
李忠郎說，低總價公寓符合外縣市民眾拿到台北市戶籍的最低門檻；台北市中心的新婚小家庭，因購屋經濟能力有限，又不想離開台北市，也會選擇內湖低總價產品，因此屋主脫手速度快、成交時間短。
不過，內湖房價不斷上漲，反而造成本地民眾的換屋壓力。李忠郎舉例說，本地民眾若賣掉手中總價1,500萬、面積30坪的3房公寓，在地換屋充其量只能買到原來房子一半大小的新屋，高房價迫使在地換屋族不得不選擇輕移民至外縣市，轉往桃園、林口購屋。
奢侈稅課徵期可能延至4年，李忠郎對此表示，「屋主售屋拚時長，壓力大，對房市會產生一定衝擊，下半年房市值得觀察。」
他研判，接下來7月至9月遇暑期、鬼月，是房市的傳統淡季，外加奢侈稅的不確定因素，「房市看空的成分極大，將呈量縮價穩表現。」◇

新楓之谷無法登入

7/24前一天還可以玩
7/25開結果今天就無法登入了
說是 "無法登入伺服器詳情請看官方網站"
去看官網後也沒有維修之類的
之後去搜尋網友的意見 刪掉重灌後還是一樣登入不進去
為什麼阿~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

廠牌:ASUS 本人筆電最近壞掉,但是已經過保固期了 想說去皇家俱樂部修修看,看要多少錢,如果合理就給他們修, 如果太貴就乾脆換新的.
